How is the area worked out?

For each rectangular room the calculator multiplies length by width, then adds up to six rooms and shows the sum in square feet and square metres. Metres convert at 10.7639 square feet for each square metre. Here are the default rooms.

What does the price per square foot tell me?

The total is 378 square feet. Say a home with this floor area is listed at $650,000. That’s $1,719.58 a square foot, a handy way to compare listings of different sizes. Now suppose you want new flooring at $4.50 a square foot, with 10% extra for cuts and waste.

You’d buy 415.8 square feet, and the material costs $1,871. Read the same default numbers as metres instead and the total becomes 378 square metres, or 4,068.8 square feet, with a material cost of $20,140. A tenfold gap from one setting. Choose the unit before you type anything.

Where do measuring mistakes creep in?

Write the numbers down before you enter them, since every error carries through to the price and the material cost. A tape that’s off by a few inches on a 14 foot wall doesn’t look like much, but with six rooms added together the total visibly drifts.

The most common slip is a mixed unit, one room in feet and the next in metres. Every room must use the setting at the top. Another is treating an L-shaped room as one rectangle, which overstates the area. Break it into two rectangles and give each its own row.

The tool covers only what you type. It ignores closets, stairs, wall thickness and any rule about what counts as living area when a home is listed, and a seller, an appraiser and a builder may each measure differently. Where the numbers come from

The only constant is the conversion of 10.7639 square feet per square metre. Everything else comes from the sizes, price and cost you enter. The 10% waste is just a default, so change it to suit your material and layout, and ask the supplier what they advise. Nothing here comes from a government body or a real estate board, and we have no connection with either.
