Manitoba land transfer tax and what it costs

Manitoba land transfer tax is 0% on the first $30,000 of a property’s value, then climbs to 2% on everything above $200,000. On a $400,000 home that comes to $5,650. You pay it when the transfer is registered, so the money has to be ready on closing day.

What you pay on each slice of the price

The tax is progressive, like income tax. Each band is charged only at its own rate, so the top rate never applies to the whole price. The buyer pays it, along with a registration fee, at the land titles office (the Manitoba page calls the buyer the transferee).

Take the $300,000 row. The first $30,000 is free. Next, $60,000 at 0.5% is $300. Then $60,000 at 1% is $600, and $50,000 at 1.5% is $750. The last $100,000 at 2% is $2,000. Add those and you get $3,650.

Notice what that means for a price jump. Every extra $10,000 above $200,000 costs $200 in tax, no matter how high the price goes.

Does Manitoba give first-time buyers a break?

The provincial page we read doesn’t mention any first-time buyer relief, and it says only that “some exceptions” exist without listing them. We couldn’t confirm either way, so don’t assume a rebate. If you think you qualify for an exemption, ask the land titles office before closing, not after. Teranet Manitoba runs the land titles system and is the contact the province names.

What else is on the bill at closing

Land transfer tax is one line. There’s the registration fee, which we couldn’t confirm as an amount, plus legal fees, adjustments for property tax and a title search. Add them early. Buyers sometimes forget that the tax is worked out on the fair market value, not always the price on the offer. On a sale between strangers those are usually close. On a gift or a sale between relatives they can differ, and the registry may look at value rather than what was written in the contract.

Mistakes and limits

The big one is budgeting on the purchase price alone. A $500,000 house carries $7,650 of transfer tax before any legal fees, which is more than many buyers set aside.

The second is reading a rate from another province. Ontario and Quebec use different bands, and Ontario adds a city tax in Toronto. Manitoba has no extra layer that we found on the provincial page, but municipal rules we haven’t checked could apply, so read your contract and ask your lawyer.

Our numbers cover the tax on the value only. They don’t include the registration fee, exemptions for special transfers or anything tied to a particular type of property.

Where the numbers come from

The bands and the rule that the buyer pays at registration come from the Manitoba government’s land transfer tax page (Finance), which we read in 2026 and checked against our calculator. The registration fee amount is not included because we could not confirm it. We have no link with the Government of Manitoba, and the bands can change in a budget.
